Trying to evict a Section-8 tenant in the City of Long Beach for non-payment of rent in the last 2 months. Because Section-8 landlords receive federally-subsidized rent, I’ve been hearing that due to CARES Act, a “30-Day Notice To Pay Rent or Quit” must be served, but no such form exist on either EVICT123 or AOA websites; only 3-Day Notices. How do I properly serve notice to pay rent in 30 days or quit?
You only need to serve a standard 3 day notice to pay rent or quit.
